Prole, IA – A local self storage operator has acquired Prole Mini Storage, a 60-unit, 9,700 square foot drive-up self storage facility in Prole, Iowa, located roughly 20 minutes south of Des Moines in Warren County.

The buyer, a local operator expanding his storage holdings for himself and his family, was drawn to the facility’s strong in-place occupancy, low-maintenance operational profile, and position in the growing trade area south of the Des Moines metro.

The transaction was brokered by Nathan Gottlieb, Tom Flannigan, and Alex Ihrke of Area Storage Advisors, affiliates of Argus Self Storage Advisors, who represented the seller in the sale and procured the buyer.

“You can see the demand building south of Des Moines in how this facility performs, staying well occupied without any advertising,” said Gottlieb, who represented the Seller. “As the surrounding area continues to grow, we expect that demand to keep climbing, and the buyer is well positioned to benefit as he expands his operations.”
