Overland Park, KS- Larry Goldman, CCIM, of Goldman Investment Advisors, facilitated the sale of A 1 Storage at 1717 W 31 St., Lawrence, Kansas. The facility sold to Oak View Capital Partners, who plans to upgrade and expand the facility from 22,000 RSF to an approximately 66,000 RSF Class A facility.
Strickland Construction is acting as the design/builder of the upgraded project. The plans for the facility will feature two story, enclosed drive-up loading, which is an innovative concept Strickland has utilized in other projects. Tenants can access their units in a multi-story facility without having to take an elevator, enhancing the convenience to the tenant while saving the developer the cost of an elevator.
A 1 Storage opened in 1983 and sits on 2.92 acres. The facility is in a dynamic infill location surrounded by newer multifamily and retail properties. The sellers structured the sale as an IRC 1031 Exchange from Self Storage to agricultural properties.
