Milbank, SD – A local operator expanding their self storage business has acquired Whetstone Storage, a 78-unit, 13,590 square foot facility in Milbank, South Dakota, offering both drive-up units and storage containers.
The facility serves the surrounding rural communities in Grant County, with a mix of unit sizes and waterproof storage options that support both residential and small business tenants. Positioned along US-12, the property benefits from consistent local demand and a manageable, streamlined operation.
The property sold for $390,000, reflecting a smooth transaction from listing to close and continued interest from owner-operators looking to grow their footprint in stable, secondary Upper Midwest markets.
The transaction was brokered by Nathan Gottlieb, Tom Flannigan, and Alex Ihrke of Area Storage Advisors, affiliates of Argus Self Storage Advisors, who represented the seller in the sale and procured the buyer.
“It’s great to see a facility like this land with a local operator who’s already invested in the business and ready to keep building on it,” said Gottlieb, who represented the Seller.
